How a Building Survey Saved One Buyer £40,000

James and Rachel were about to exchange contracts on a 1930s semi-detached in Lewisham. The estate agent described it as "well presented". Their mortgage lender's basic valuation raised no concerns.

On a friend's advice, they commissioned a RICS Level 3 building survey from our team. Our surveyor discovered extensive woodworm in the roof timbers, failed lead flashings and evidence of historic subsidence that had been cosmetically concealed.

Armed with our detailed report, James and Rachel successfully renegotiated the asking price, saving over £40,000. They completed their purchase with full knowledge of the repairs needed and a clear plan of action.

"Without the survey, we would have walked into a nightmare. The report was so clear — we knew exactly what we were dealing with." — James T., Lewisham

Frequently Asked Questions

Everything you need to know about commissioning a survey in Canary Wharf and across London.

A HomeBuyer Survey (RICS Level 2) is a standardised report best suited to modern properties in good condition. It provides condition ratings, a market valuation and a reinstatement cost assessment. A Building Survey (RICS Level 3) is a far more detailed inspection, written specifically for the property in question. It gives a thorough assessment of the structure, a comprehensive analysis of any defects found, repair recommendations and cost guidance. A building survey is strongly recommended for older properties, unusual construction types or any property where you have specific concerns.
The physical inspection for a RICS Level 2 HomeBuyer survey typically takes 2-3 hours. A RICS Level 3 building survey usually takes 3-5 hours, depending on the size and complexity of the property. After the inspection, we aim to deliver your written report within 3-5 working days. If you need a faster turnaround, please mention this at the time of booking and we will do our best to accommodate you.
Yes — we always recommend some form of independent survey, even on a brand-new property. A snagging survey (also called a new build inspection) can identify defects and incomplete work before you move in, giving you leverage to request repairs from the developer before completion. Do not rely solely on the developer's own sign-off. Our surveyors have found significant issues in brand-new Canary Wharf apartments that the developer's inspector missed.
Our team provides surveying services throughout London and the Home Counties. As well as Canary Wharf itself, we cover Greenwich, Isle of Dogs, Deptford, Stratford, Lewisham, Hackney, Bermondsey, Wapping, Poplar, and all surrounding areas. We also cover South East England, including Kent, Essex, Surrey and Hertfordshire. See our full Areas Covered page for more detail.
Absolutely. In fact, this is one of the main reasons buyers commission a survey. If our report identifies significant defects or necessary repairs, you can use the findings — along with the repair cost estimates in the report — to renegotiate the agreed price, request that the seller carries out repairs before completion, or even decide to withdraw from the purchase altogether. Many of our clients save more than the cost of their survey just in renegotiated price reductions.
Under the Party Wall etc. Act 1996, if you plan to carry out building work that affects a shared wall or boundary — such as a loft conversion, rear extension or basement excavation — you must serve formal notice on your neighbours. Our surveyors provide comprehensive party wall advice, prepare and serve notices, act as agreed or appointed party wall surveyors, prepare party wall awards and schedules of condition. We can act for building owners and/or adjoining owners.
A measured building survey is a precise spatial survey that produces accurate floor plans, elevations, sections and sometimes 3D models of a property. It is typically required for refurbishment projects, extensions, property management, lease purposes, planning applications and building regulations submissions. We use the latest technology, including Revit, to produce drawings to the exact level of detail your architect, consultant or solicitor requires.
