Canary Wharf Surveyors was founded with a single aim: to give property buyers and sellers the independent, expert advice they deserve. Too many people still complete on a property without a proper survey — and too many of them live to regret it.
Our founding surveyor, Richard Hadley, spent a decade working for one of the UK's largest property consultancies before taking the decision to establish an independent firm. He wanted to offer clients the kind of personalised service that only a local, owner-managed firm can provide — without the corporate detachment of a national brand.
Today, our team serves hundreds of clients each year across London and the Home Counties, covering everything from leasehold flats in Canary Wharf to large country houses in the surrounding areas. Every member of our team holds accreditation under RICS, CIOB and/or RPSA — the recognised bodies for property surveyors in the UK.

Principal Surveyor
Richard founded Canary Wharf Surveyors in 2009. With over 20 years in the industry, he specialises in complex building pathology, party wall matters and commercial property surveys across London and the Home Counties. He is known for his meticulous approach and his ability to explain even the most complicated structural issues in plain language.
Senior Surveyor
Sophie joined the firm in 2014 and brings a specialist background in residential leasehold properties and new-build inspections. She is the first point of contact for many of our clients in the Canary Wharf office. Sophie is valued for her warm, approachable manner and her ability to put first-time buyers at ease during what can be a stressful process.
Assistant Surveyor
Marcus joined the team in 2019 and quickly established a reputation as one of the firm's most thorough and detail-oriented surveyors. He has a particular interest in measured building surveys and works closely with architects and project managers on refurbishment and extension projects. Marcus is proficient in Revit and the latest laser surveying technology.
Richard Hadley establishes Canary Wharf Surveyors at our Bank Street office. We carry out our first residential building survey in the Isle of Dogs.
We become a regulated firm under the Royal Institution of Chartered Surveyors, offering the full range of RICS residential survey products to our clients.
Sophie Vane joins the firm as our second full-time surveyor, allowing us to grow our capacity and extend coverage across Greater London.
We launch a dedicated commercial surveying division, offering measured building surveys, condition reports and property management consultancy to business clients.
Marcus Osei joins the team. We celebrate delivering our 100th survey report in a single calendar month — a milestone that reflects our growing reputation across London.
We pass 500 completed survey commissions. Our reputation across Canary Wharf, Greenwich and the wider London market continues to grow through client recommendations.
